The Crackdown on Fake Reviews
The Competition and Markets Authority (CMA) has recently launched a major investigation into "fake and misleading reviews." Some of the UK’s biggest brands, including Just Eat and Auto Trader, are currently under the microscope to determine if consumer law has been broken.
But the property sector is also firmly in the crosshairs.
The CMA has warned that estate agencies caught posting glowing reviews of their own activities or paying external 'reputation agencies' to artificially inflate their star ratings, will face severe sanctions. Google has committed to significantly tightening its enforcement, promising to ban offending businesses from its Reviews platform entirely to protect UK consumers.
As Sarah Cardell, CEO of the CMA, recently stated: "Fake reviews strike at the heart of consumer trust. With household budgets under pressure, people need to know they’re getting genuine information – not reviews or star-ratings that have been manipulated to push them towards the wrong choice."
The Cost of "Buying" Your Reputation
The temptation to take shortcuts is real. Only recently, industry publications reported on 'online reputation consultants' actively approaching estate agents, promising to post hundreds of high-quality, 5-star reviews to help them artificially dominate local search rankings.
But getting caught comes with a heavy price.
Consumer group Which? previously published a list of 40 businesses, including an unnamed London estate agency, that had all magically received the exact same glowing write-up from a single reviewer.
Sue Davies, Head of Consumer Rights Policy at Which?, has urged regulators to "get tough, use its powers and issue serious fines." For an estate agency, the financial penalty is one thing, but the absolute destruction of local trust and reputational damage is something most businesses can never recover from.
