Writing a property job advert can seem straightforward: state the job title, list the requirements, add the salary and benefits, and wait for applications to arrive.
Except, increasingly, they don’t—or you are inundated with applicants who lack the relevant experience.

1. The Salary Isn’t Clear

Vague phrases like "competitive salary", "excellent package", or "OTE depending on experience" tell candidates very little. Property professionals want to know if an opportunity is financially viable before investing time in an application.
Providing a realistic basic salary range, achievable OTE, or a clear outline of the commission structure gives candidates something tangible to evaluate and sets clear expectations from day one.
2. The Requirements List Is Too Restrictive
A lengthy checklist of rigid requirements quickly turns an exciting opportunity into an examination:
"Must have 5+ years' experience, a flawless track record, full UK driving licence, expert CRM proficiency, exceptional local network..."
Distinguish between what is genuinely essential and what is desirable. Could a driven professional with two years of experience succeed? Can software skills be taught? Being overly prescriptive eliminates strong, adaptable talent before an initial conversation can even take place.
3. The Advert Is Focused Entirely on What You Want
Job adverts often fall into the trap of listing employer demands: "You will be responsible for...", "You must possess...", and "We require..."
Top candidates are asking: "What is in it for me?"
An effective advert clearly communicates the return on investment for the candidate’s time and skill:
Defined routes to seniority and management
Structured training, mentoring, and professional qualifications
Uncapped, transparent commission structures
Genuine work-life balance or hybrid flexibility
A respected local brand reputation and supportive culture
4. The Job Title Doesn’t Match Search Habits
Clarity beats creativity every time. If you advertise for a "Property Consultant" or "Client Relationship Executive", but the role is fundamentally a Sales Negotiator or Lister, you miss candidates searching for industry-standard terms. Use recognisable job titles to ensure your adverts appear in relevant search results.
5. The Content Is Buried in Fluff
Candidates scan adverts quickly. If critical details are buried beneath paragraphs of company history and mission statements, you risk losing their attention.
Ensure the core facts are immediately visible:
Role title and core objectives
Clear location, patch, and territory
Transparent salary and commission structure
Essential criteria vs. desirable attributes
Key company benefits and culture highlights
6. The Opportunity Lacks Distinction
Many property job adverts rely on identical clichés: "leading independent agency", "friendly team", "dynamic environment".
To stand out, share specifics. If your negotiators regularly progress into Branch Managers within two years, state it. If you hold the dominant market share in your postcode, mention it. Concrete details are always more persuasive than generic recruitment copy.
7. The Location and Territory Are Vague
In property, location and patch boundaries are critical. Candidates evaluate commuting times, parking, public transport, and territory viability.
"Estate Agent – Surrey" tells a candidate very little.
"Sales Negotiator – Reigate (RH2), covering mid-to-high value residential properties with on-site parking and accessible rail links" paints a complete picture.
8. There Is No Visible Career Path
Ambitious estate agency and property management professionals prioritise long-term progression. If a Sales Negotiator could realistically advance to Senior Negotiator, Valuer, or Assistant Manager within 18 months, map that out. A clear path forward can often outweigh a slightly higher starting salary elsewhere.
9. The Application Process Is Overcomplicated
Lengthy application portals, multi-page registration forms, and unclear response timelines cause drop-offs. A simple, frictionless application route combined with prompt communication keeps top talent engaged while they are actively considering a move.
10. You’re Advertising a Vacancy Instead of an Opportunity
A vacancy simply announces that you have an empty desk. An opportunity explains what a professional stands to gain by making a move.
This distinction is crucial because the highest-performing property professionals are rarely browsing job boards—they are already employed and performing well. Your advert must be compelling enough to convince a passive candidate that a confidential conversation is worth their time.

Before posting your next role, review it from the candidate's perspective:
Is the basic salary and earning potential clearly outlined?
Are the office location and working territory clearly defined?
Have we highlighted what makes our business an attractive place to work?
Are the essential criteria realistic?
Is there a visible progression path?
Is it simple and quick for a candidate to apply?
