While we do spend the first hour meticulously screening the CVs submitted overnight, the real magic happens in the proactive search. The best property professionals - the top-billing negotiators, the ultra-efficient branch managers - are usually too busy succeeding in their current roles to spend time scrolling through job boards.
Our mornings involve strategic headhunting. We use our extensive industry network and targeted outreach to identify passive candidates who might not be actively looking, but who would be absolutely perfect for the specific briefs our clients have given us. We look beyond the basic job titles to find the transferable skills that make a true property superstar.
10:30 AM: Building Partnerships (The Search for New Clients)
A great recruiter doesn't just collect candidates; they curate a portfolio of exceptional employers.
Mid-morning is often dedicated to Business Development. We reach out to agency directors and branch managers mainly across the south of the UK to understand their growth plans and recruiting needs. However, because we know the industry inside-out, these aren't standard sales calls. We know the right hire can directly impact their bottom line.
We act as consultants, advising new clients on what the current talent pool looks like and what they need to offer to attract the best of the best in a highly competitive market.
02:00 PM: Managing Salary Expectations
By the afternoon, we are usually deep into the interview feedback and offer stage. This is where our industry experience truly earns its keep: The Negotiation.
Salary negotiation is a delicate dance. A client naturally wants to protect their overheads and secure a great candidate at a competitive basic salary. Meanwhile, a candidate wants to feel valued and secure a package that reflects their billing history and experience.
Our job is to mediate. We have frank, honest conversations with clients about the reality of current market rates, explaining that sometimes, paying an extra £3,000 on a basic salary will secure a candidate who will bill an extra £50,000 in their first year. Conversely, we guide candidates through the realities of commission structures, ensuring they look at the total realistic on-target earnings (OTE) rather than just the basic pay. We bridge the gap so both parties feel like they have won.
04:30 PM: The "Perfect Match"
The most satisfying part of the day usually happens just before the branch doors close.
Take yesterday, for example. We had a client whose lettings department was drowning. Their portfolio had grown too quickly, compliance dates were slipping, and their current staff were facing severe burnout. They desperately needed an experienced Property Manager who could hit the ground running.
After weeks of proactive searching and careful vetting, we found a candidate who had exactly the right experience with the client’s specific PropTech CRM, knew the local legislation inside-out, and had a calm, methodical demeanor. Hearing the absolute relief in the Branch Manager's voice when the candidate accepted the offer, and knowing we just genuinely improved that candidate's career trajectory, is exactly why we do this job.
