WANTED!Senior Property Manager / Property Management Team Leader! A senior property management role leading a residential AST management team, overseeing compliance, maintenance, rent collection, and legal processes while maintaining service standards and operational efficiency.

Our client is seeking an experienced Property Management Team Leader to join their property management department based in South Woodford.

This position combines hands-on property management with team leadership, operational oversight, and service delivery across a diverse residential portfolio.

What You'll Be Doing (Key Responsibilities):

Overseeing daily rent monitoring and arrears management
Managing maintenance enquiries and contractor coordination
Ensuring compliance with safety certification requirements, including gas and electrical
Organising tenancy renewals and end-of-tenancy check-outs
Managing property licensing applications
Handling court applications for possession and attending hearings as required
Attending bailiff appointments and liaising with locksmiths and clients
Supporting cross-referrals across sales, lettings, and property management services
Maintaining service standards, customer satisfaction, and online reviews
Monitoring CRM systems and ensuring accurate reporting
Assisting with the day-to-day leadership and organisation of the property management team
Prioritising workloads and overseeing quality control across the department

What We're Looking For (Skills & Experience):

Proven experience managing or supervising a property management team
Strong interpersonal, communication, and negotiation skills
Confident and professional presentation
Good IT literacy and experience using CRM systems
Strong organisational and time-management skills
Full UK driving licence
Industry qualifications (ARLA, NAEA, NFOPP) beneficial but not essential
