PROPERTY MANAGER– Residential Lettings

Office-based residential AST Property Manager wanted in Catford: responsible for day-to-day property management, maintenance coordination, compliance, rent processing, and providing consistent support to landlords and tenants.

We are seeking an experienced Property Manager to join our client’s Catford office and be part of a small friendly team.

This role focuses on managing a residential portfolio, coordinating maintenance, ensuring compliance, and delivering a reliable service to landlords and tenants as part of a collaborative team. 

What You'll Be Doing (Key Responsibilities):

• Managing maintenance and repair requests from tenants and landlords
• Ordering, monitoring, and following up on repair works
• Liaising with contractors and processing contractor payments
• Ensuring all statutory certifications are current (gas, electrical, EPCs, etc.)
• Scheduling, ordering, and processing mid-term property inspections
• Keeping the CRM system accurate and up to date
• Processing rent payments and proactively chasing arrears
• Providing ongoing support to landlords and tenants
• Handling incoming calls and queries as part of the wider team
• Working collaboratively within the office-based property management team 

What We're Looking For (Skills & Experience):

• Previous experience within estate agency or property management
• High attention to detail and strong organisational skills
• Confident communicator with the ability to negotiate professionally
• Comfortable dealing with a wide range of people and situations
• Patient, positive, and solutions-focused approach
• Friendly, calm, and a strong team player
• Lives within easy commuting distance of SE6
• Confident with IT systems and quick to learn new software
• Knowledge of current lettings legislation, including upcoming changes in 2026
