PROPERTY MANAGER – Residential Lettings

Experienced Residential Property Manager required to oversee a local lettings portfolio in the Medway area: managing compliance, renewals, maintenance coordination, and landlord and tenant relationships within a successful independent lettings agency.

Worth Recruiting is working with a successful independent Estate & Lettings Agency in the Medway area who are seeking an experienced Property Manager to join their Rochester office.

This is an excellent opportunity for a residential lettings professional looking to further develop their career within a structured and supportive agency environment. The role involves full oversight of a local portfolio and requires strong legislative knowledge, organisational ability, and confident client communication skills.

Previous experience within Residential Lettings is essential. 

What You'll Be Doing (Key Responsibilities):

• Managing a residential lettings portfolio from move-in to tenancy end.

• Serving Section 21 and Section 8 Notices where required.

• Negotiating tenancy renewals and extensions.

• Handling tenancy deposits in line with current legislation.

• Coordinating and overseeing maintenance issues from initial report to resolution.

• Liaising with landlords, tenants, contractors, and suppliers.

• Ensuring compliance with current lettings legislation and regulatory requirements.

• Maintaining accurate records and up-to-date property management systems.

• Delivering high levels of customer service throughout the tenancy lifecycle.

What We're Looking For (Skills & Experience):

• Previous experience in Residential Property Management.

• Strong working knowledge of current lettings legislation and compliance procedures.

• Experience serving Section 21 and Section 8 Notices.

• ARLA membership advantageous but not essential.

• Excellent organisational and time management skills.

• Strong communication skills with a confident telephone manner.

• Professional presentation and customer-focused approach.

• Self-motivated, efficient, and a confident team player.

• Ability to build and maintain strong working relationships.

• Full UK Driving Licence essential.
